Contracts Manager

EQUANS is looking for a Contracts Manager to join our team in Hackney on a Permanent basis. This is a fulltime role working Monday to Friday. On offer is a competitive salary, company vehicle or allowance, bonus and benefits package. 

You will manage a number of contracts ensuring they are delivered safely, on time, to budget, and with high levels of client and resident satisfaction. Hackney presents a challenging and impactful role overseeing a £6 million cladding project spanning 18 months, alongside a £3 million Fire Engineering Determinations project to be completed within 12 months. Operating under the PPC and MTC framework, this role offers great opportunity to lead a team and make an impact on the division your stakeholder management skills will also crucial in lining up a long-term, five-year partnering contract

 

What will you deliver? 

  • Comply with all company policies and procedures and ensure that they are followed by all personnel involved in the schemes under their control
  • To take ownership of all aspects of each project under their control from estimating handover through to completion
  • Provide project direction, focus and consistency across a number of schemes
  • Ensure staff receive adequate training to carry out their role on the project
  • Assess exposure to the business for any claims from clients/consultants and residents and ensure the relevant corrective action is taken 
  • Responsive repairs, despair, estates and grounds maintenance and small demand led projects.
  • The delivery of minor works for contract delivery inclusive of ground maintenance.
  • Preparation and management of the Construction Phase Plan
  • Preparation and management of the contract programme including Target Programmes
  • Ensure that a Materials and Contractor Procurement schedule are in place to suit the proposed Target/Construction Programme
  • Regular updating, review and monitoring of the project risk register
  • Register each scheme under their control with the Constructor Scheme where applicable
  • Supervision and responsibility of Project/Site Managers, including the following areas;
    • Health and safety management including information for the Health and Safety File
    • Design related issues
    • Quality Control
    • Resource allocation and control (in liaison with the Quantity Surveyor)
    • Liaison with the client and contract administrator on both a formal and informal basis
    • Application for all licenses, permits etc. and ensuring they are in place prior to work beginning
    • Ensuring that the site is set up to the highest standards
    • Appointment of contractors in line with Procurement Schedule (in conjunction with QS)
    • Co-ordination with sub-contractors
    • Attendance, preparation and reporting for all meetings in relation to the project
    • To have a clear understanding of the way the job is priced to enable us to take full benefit of any opportunities for variations, change is specification or scope of works to maximise profit
    • Employee relations issues monitored and managed
  • To make regular site visits (minimum of one per week) to inspect the job. During these visits the following must be checked:-
    • Check and sign the Contracts Managers, Project/Site Managers weekly check list
    • Ensure that all required and necessary inspections are carried out (scaffold inspection, hoist etc.)
    • Ensure that all necessary permits are completed (hot works, abrasive wheels etc.)
  • Walk the work and carry out spot inspections;
    • Work being carried out to specification
    • Progress against programmes and deadlines
    • Health and Safety issues (scaffold, fire extinguishers etc.)
    • Quality Control
    • Site Cleanliness
    • Residents comments
    • Clerk of works comments
    • Check all relevant paperwork is in place (e.g. Method Statements, Site Diaries, etc)
    • Any other appropriate checks
  • Be responsible for your safety and others around you
  • Make every effort to attend all mandatory courses related to your role
  • Comply with all the roles and responsibilities as set out within the SHEQ management system
  • Ensure that all systems are in place to ensure works are completed in accordance with the company’s values
  • Resource planning and team leadership
  • Continually promote the company image and develop new relationships with clients and consultants
  • Be prepared to work within a large geographical area
  • Any other reasonable management request.

Commercial Manager

EQUANS is looking for a Commercial Manager to join our team in West Yorkshire on a permanent basis. This is a full-time role offering Hybrid working. On offer is a competitive salary, company vehicle or allowance, bonus and benefits package.

This is a hybrid role. The post holder will be required to attend site visits weekly. Sites include Pinderfields and Pontefract Hospital, Leeds Oncology and Calderdale.  

The Commercial Manager will be the commercial resource supporting the operational team within a range of Healthcare and Education contracts and partnerships worth in excess of £60m per annum. They will provide contract commercial management services and profit improvement along with focus on compliance. In addition, they may be required to support growth within the Sector on the existing contracts as well as new business development initiatives to extend the suite of contracts in the region.

The Commercial Manager will manage numerous stakeholder relationships, including those with client representatives; EQUANS operational teams running the Contracts and other colleagues who provide functional support to the contracts (e.g. risk, finance, HR etc).

As part of the current contract extension process the Commercial Manager will be required to interact with managers of all levels both internally and within our Client organisations. Senior level dialogue and communication skills are essential in fulfilling this role.

 

What will you deliver?

To deliver the commercial management function across the partnerships / contracts and clearly communicate the obligations and liabilities contained within both contracts to ultimately ensure that income is maximised, costs are minimised, whilst the service required is delivered, by: 

  • Support the Commercial Director / Senior Commercial Manager in the satisfaction of contract and company objectives.
  • Take the Commercial lead with clients directly to identify and resolve variations from the contract deliverables.
  • Identify, monitor and report on risks.
  • Support the management and mitigation of risks at all levels (operational, financial, commercial, technical, etc.
  • Improve financial performance of the contract through contractual knowledge and improvement.
  • Manage variation/change control to capture revenue.
  • Repository for confidential/commercially sensitive information.
  • Lead governance within the contracts to ensure that the requirements of the contract and EQUANS own internal governance processes are being complied with.
  • Aid the quality of service by ensuring awareness of contractual responsibilities among all other EQUANS colleagues (including contract deliverables, scope of service etc.).
  • Assist in the search for efficiencies and service optimisation.
  • Enforce commercial compliance (by audit and support against EQUANS Management System).
  • Support the management of cash under their contract sector.
  • Be professional and equitable negotiators and dispute resolvers but ultimately:
    • Rebutting unfounded contractual claims.
    • Taking a key role in the management of contractual claims / disputes with clients and other third parties.
    • Production of claims to any potential contentious contractual issue that may arise.
  • Carry out CVR reporting for any bespoke major projects that do not relate to any main contracts terms and conditions.
  • The requirement to ensure full commercial governance to all subcontractors.
  • To provide day to day commercial support to the account management teams.
  • To support the development and delivery of compelling commercial proposals to existing and new Clients to persuade them to extend current contracts and enter into new contracts including:
    • Building strong relationships with senior Client representatives.
    • Identifying and developing value adding propositions to enhance the services offered / delivered by EQUANS.
    • Supporting the identification, management and mitigation of risks at all levels associated with such a significant bidding process.

  • Responsible for the supervision of a team of trade operatives and sub-contractors delivering a wide range of Refurbishment works

Commercial Manager

EQUANS is looking for a Commercial Manager to join our team in Scotland on a permanent basis. This is a full-time role offering Hybrid working. On offer is a competitive salary, company vehicle or allowance, bonus and benefits package.

The Commercial Manager will be the commercial resource supporting the operational team within a range of Healthcare and Education contracts and partnerships worth in excess of £60m per annum. They will provide contract commercial management services and profit improvement along with focus on compliance. In addition, they may be required to support growth within the Sector on the existing contracts as well as new business development initiatives to extend the suite of contracts in the region.

The Commercial Manager will manage numerous stakeholder relationships, including those with client representatives; EQUANS operational teams running the Contracts and other colleagues who provide functional support to the contracts (e.g. risk, finance, HR etc).

As part of the current contract extension process the Commercial Manager will be required to interact with managers of all levels both internally and within our Client organisations. Senior level dialogue and communication skills are essential in fulfilling this role.

 

What will you deliver?

To deliver the commercial management function across the partnerships / contracts and clearly communicate the obligations and liabilities contained within both contracts to ultimately ensure that income is maximised, costs are minimised, whilst the service required is delivered, by: 

  • Support the Commercial Director / Senior Commercial Manager in the satisfaction of contract and company objectives.
  • Take the Commercial lead with clients directly to identify and resolve variations from the contract deliverables.
  • Identify, monitor and report on risks.
  • Support the management and mitigation of risks at all levels (operational, financial, commercial, technical, etc.
  • Improve financial performance of the contract through contractual knowledge and improvement.
  • Manage variation/change control to capture revenue.
  • Repository for confidential/commercially sensitive information.
  • Lead governance within the contracts to ensure that the requirements of the contract and EQUANS own internal governance processes are being complied with.
  • Aid the quality of service by ensuring awareness of contractual responsibilities among all other EQUANS colleagues (including contract deliverables, scope of service etc.).
  • Assist in the search for efficiencies and service optimisation.
  • Enforce commercial compliance (by audit and support against EQUANS Management System).
  • Support the management of cash under their contract sector.
  • Be professional and equitable negotiators and dispute resolvers but ultimately:
    • Rebutting unfounded contractual claims.
    • Taking a key role in the management of contractual claims / disputes with clients and other third parties.
    • Production of claims to any potential contentious contractual issue that may arise.
  • Carry out CVR reporting for any bespoke major projects that do not relate to any main contracts terms and conditions.
  • The requirement to ensure full commercial governance to all subcontractors.
  • To provide day to day commercial support to the account management teams.
  • To support the development and delivery of compelling commercial proposals to existing and new Clients to persuade them to extend current contracts and enter into new contracts including:
    • Building strong relationships with senior Client representatives.
    • Identifying and developing value adding propositions to enhance the services offered / delivered by EQUANS.
    • Supporting the identification, management and mitigation of risks at all levels associated with such a significant bidding process.

General Overview

We are proud of our established, successful and award winning partnership - our team having secured a number of high profile regeneration and infrastructure projects, as well as being responsible for delivery of the Local Transport Plan for North East Lincolnshire.  This role supports the team in their delivery of a first-class service to its customers and fully contributes to delivering sustainable development and growth in North East Lincolnshire.

What will you deliver?

  • As Senior HD Engineer, responsibility for supervision and development of junior members of the team.
  • Where appointed, support the EQUANS Project Manager in the delivery of major schemes
  • Manage and co-ordinate workload to achieve project deliverables within the agreed time, quality, and financial objectives.
  • Develop design briefs, prepare feasibility studies and detailed designs, specifications, scheme reports and contract data on a variety of projects.  Undertake design work with an innovative approach considering conservation, sustainability and budget.
  • Lead and contribute to design reviews ensuring design quality, monitor emerging legislation and engineering standards.
  • Produce horizontal and vertical alignments.
  • Programme manage schemes through the design and construction process, monitor and report on deliverables, programmes and manage change control.
  • Prepare information and pre-construction phase health and safety plans for tender packages.
  • Produce Bill of Quantities and contractual documentation.
  • Ensure the scheme design complies with the specification and agreed programme and designs comply with health and safety regulations, CDM requirements and are assessed for environmental impact.
  • Liaise with clients, stakeholders and third parties as necessary and deal with complex or contentious issues in a positive and professional manner.  Communicate and co-ordinate with other members of the project team. Communicate clearly and provide regular progress reports, attend site and project board meetings and consultation events.
  • Participate in and where necessary lead on, scheme consultation
  • Engage in early contractor involvement with subcontractors.
  • Undertake on-site inspections, provide feedback and solutions where required.
  • Deliver the service in line with quality management procedures and demonstrate an understanding of the principles behind these.
  • Support the Design Consultancy in delivering improved services, and promote and instil EQUANS values
  • Undertake such other duties as may be reasonably expected at this job level.

  • Qualified to HND/C level with a preference for degree level or equivalent knowledge sills and experience.

  • Commercial awareness and experience of working within a multi-disciplinary design environment.
  • Ability to communicate confidently and clearly, conduct effective negotiations with client, stakeholders, subcontractors and third parties.
  • Ability to supervise and develop a team.
  • Demonstrate a high level of initiative in managing workload, be self-motivated, have strong interpersonal skills and the attitude, conduct and demeanour to reflect EQUANS values.
