Project Manager - QEH

EQUANS are looking for a Project Manager to work on our QEH contracts in Birmingham. This role would be a permanent full-time role working 37.5 hours per week. On offer is a competitive salary, company vehicle, performance-based bonus and benefits package.

 

General Overview:
Manage the site delivery of capital works, service variation and lifecycle projects as part of the project delivery team at the QEH, supporting the project manager to manage site H&S, site management, snagging and hangover of every project, as required.

 

Key Responsibilities:
• Manage works implementation to ensure projects are delivered safely; on time; on budget and are to a high standard from inception, to final account stage;
• Ensure the project pipeline is managed in accordance with all contractual KPI requirements, while complying with EQUANS' internal governance processes;
• Make sure project risks are identified and managed through effective mitigation measures;
• Monitor and communicate project financial performance and administration for all assigned projects;
• Oversee the co-ordination of operatives, sub-contractors and suppliers in a planned and controlled manner ensuring efficiency and minimising costs;
• Assist the commercial team in the initial contract negotiation process; project costs and delivery timescales; identifying possible conflict and problem solving as required;
• Act as a point of contact, managing relationships with all stakeholders, consultants and service providers, with emphasis on client satisfaction and business excellence;
• Implement and comply with EQUANS policies and procedures, all legal requirements and best practice within EQUANS Group's including regular safety inspections within the allocated business area;
• Completion and / or review of risk assessments for on-site work activities;
• Produce progress and other reports, as requested, to a high standard;
• Requirement to work within a 24hr Hospital environment (as appropriate).

 

Impact:
The team will typically be delivering 100+ projects at any one time ranging from £1k to £1M+, comprising small works, minor maintenance projects to larger and more complex lifecycle and capital works. Projects are run to tight and pre-determined timescales within the constraints of the PFI contract and should be delivered to ensure a favourable financial return.
• Detailed discussions with Trust end-users and careful planning are required to ensure that works proceed with the minimum of disruption to building users;
• Translate, from the client project scope, the preparation of specifications, design drawings and tender documents, in full compliance with all statutory requirements including CDM and Health & Safety;
• Ensuring snagging and defects are managed and closed-out within the specified contractual limits;
• Supervising contractors, liaising with clients and other company departments during projects where necessary;
• Monitor working procedures, workmanship and performance of contractors with particular regard to health and safety. Liaise closely with Technical Services, and Estates Maintenance Managers to assist with monitoring and performance measurement.

 

Complexity:
We are looking for a driven individual to add expertise and dimension to the projects team at the Hospital. The individual will be able to demonstrate flexibility and efficiency in responding to a changing workload and business imperatives while able to establish excellent working relationships within the existing team and clients alike. Experience within a contractual, KPI-driven environment and exposure to a hospital PFI environment a pre-requisite.

 

Qualifications or Required Experience:
• Experience operating in the public and / or private FM sector with a demonstrable track record of directly managing capital works within a large and complex estate is essential, preferably within a PFI environment;
• Self-starter, able to work on own initiative as a conscientious team player;
• Organised communicator with strong inter-personal skills;
• High level of verbal, written and numeric skills;
• Computer-literate (MS Office based Products: Excel, Word, Project & PowerPoint) with a sound knowledge of CAFM/estates and project management systems;
• Ability to show understanding of Local Authority legislation, Planning Applications, Fire and Building Regulations Approvals;
• A sound knowledge of building and engineering services design and associated British Standards;
• A sound knowledge of the Health and Safety at Work Act; Construction Design and Management Regulations and other relevant statutory requirements;

Desirable:
• HNC /HND or equivalent qualification in a building or engineering discipline;
• Site Mangers Safety Training Scheme (SMSTS);
• CDM experience & knowledge;
• Exposure to Passive Fire Protection (PFP) requirements.

Area Facilities Manager

Equans is looking for an Area Facilities Manager to join our HMCTS team in Liverpool on a permanent basis. This is a full time role working 40 hours per week. On offer is a competitive salary of £45,000, company vehicle or allowance, bonus and benefits package.

 

We are looking for a driven individual to add expertise and dimension to the FM team.

 

They will be able to demonstrate flexibility and efficiency in responding to changing business requirements and will establish good working relationships with their team members, client and external third party, playing a vital role to Equans, working alongside an already established supervisory team to ensure that the operations are legally and contractually compliant and represent excellence in service delivery.

What will you deliver?

  • Manage the efficient delivery of both Hard and Soft Service to meet Contractual and Company requirements.
  • Proactively engage with the client to provide a one-point contact for all service delivery ensuring internal and Client KPIs (Key Performance Indicators) are met while operating within the framework of the contract.
  • Act as a point of contact for the delivery of non-complex project works to the value of £50,000. Responsible for the implementation of Equans, and business stream Health, Safety, Environmental and Quality (SHEQ) Policies and Procedures, including ISO9001.
  • Line management responsibility for both a Technical Supervisor and a Facilities Supervisor in the delivery of both Hard and Soft Services.
  • Management of a Mechanical and Electrical bias workforce and other sub-contracted M&E services.
  • Contribute to the financial performance of the contract particularly around operational efficiency and subcontract procurement.

Job Summary:

The General Manager is responsible for the management, coordination and financial control and performance of the Public-Private Partnership (P3) Service Contract. The Facility Manager will lead a diverse team responsible for overachieving on metrics including but not limited to Customer Service, Plant Operations and Maintenance, Safety, Financial Performance and Employee Engagement.

 

 

Responsibilities:

  • Strong ability to establish and maintain effective business relationships with customers, suppliers and subcontractors, ensuring high levels of customer satisfaction;
  • Prepare and present regular analysis of progress measuring the achievement of established objectives. Provide rationale for variances and recommended modifications/ solutions;
  • Demonstrate fiscal prudence by completing weekly financial forecasting and justifying any deviations from the established budget;
  • Utilize KPIs to support effective decision making and drive financial and operational results;
  • As a Key Individual; serve as the Equans site representative; supervise, train and mentor the site team to ensure compliance with all provisions of the Project Agreement (PA) and the Facility Management Service Agreement (FMSA);
  • Develop initiatives to reduce costs, improve efficiencies and drive quality in Service delivery;
  • Manage unionized team, negotiate local provisions collective agreements and adopt provincially ratified agreements;
  • Identify opportunities to initiate new, or improve existing contracts;

Votre mission générale :

Nous créons une Task Force Arrêts Techniques pour l’ensemble de nos principaux contrats de maintenance gérés par l’Activité Maintenance Nationale.

 

Sous la responsabilité du directeur d’agence, vous assistez les chargés d’affaires pour la planification et le suivi des arrêts techniques.

Vos missions :

-  Définir et mettre à jour régulièrement le planning (point avancement, ajout activités).
-   Mise en place des plannings spécifiques.
-   Analyser les impacts planning et alerter au besoin.
-   Recherche d’optimisations (foisonnement d’intervention).
-   Garantir les livrables du projet.
-   Établir les plans de charges et définir les ressources humaines et matérielles.
-   Reporting auprès du Responsable d’activité.
-   Préparation du rapport mensuel client concernant la part Planning.
