Maintenance Assistant

Equans is looking for a Maintenance Assistant to join our team at Sandwell General Hospital in West Bromwich on a permanent basis. This is a full- time role working 40 hours per week. On offer is a salary banding of £22,000 - £24,000 per annum, dependent upon skills and experience and benefits package.

What will you deliver?

  • Undertake a proactive role in carrying out first response to reactive jobs and complete the higher level tasks such as vent cleans, light cleans, unblocking of toilets etc.
  • Undertake a proactive role in carrying out the high level maintenance and inspection of mechanical, electrical and associated building services. All in accordance with relevant standards and operational procedures and in compliance with legislation and guidance
  • As part of a engineering team you will carry out Planned Preventative Maintenance (PPM) tasks to various services across site on various aspects of the building services in accordance with the PPM programme and personal competence and training
  • Respond in a timely manner to ad-hoc breakdown requests as identified by supervisor / manager or as a minimum, as per site contract
  • Assist in carrying out installation work involved in minor upgrading and adaptation works
  • Assist in carrying out systematic fault finding in a logical and safe manner on malfunctioning equipment
  • Participate where required in on-call rota

Senior Soft FM Operations Manager

We currently have an exciting opportunity for a Senior Soft FM Operations Manager to join our Facilities Management team at the University of West London in Ealing. This is a permanent role working 40 hours per week,  Monday to Friday from 8.30am to 5.30pm, with a requirement to be part of the management call out rota.

The role:

  • Reporting to the General Manager
  • Responsible for all Soft FM operational staff, budgets and performance of facilities management services within the contract, maintaining a close liaison with the Client FM function, ensuring day to day requirements of delivering the FM contract are met.
  • Deliver high quality Soft FM services ensuring added value, increased productivity, and cost efficiencies wherever possible and encourage innovation to provide ongoing service improvements.
  • Drive engagement with the university schools and departments in order to enhance the perception of Bouygues within the University.
  • Formulate budgets, business plans and departmental strategies to meet the demands of service provision and continuous improvement.
  • Recruit organise, train, develop and motivate staff.
  • Ensure strong liaison with client team for service delivery and commercial activity of contract
  • Working 40 hours per week from 08.30 to 17.30, Monday to Friday, with flexibility needed for some evening and out of hours attendance

The person:

  • Extensive knowledge of FM service provision and excellent customer services skills
  • Must have previous experience in managing a large team prioritising works to meet SLAs and KPIs, including strong communication and organisational skills
  • Previous Senior Management experience in Soft FM disciplines including security, cleaning, helpdesk, and caretaking.
  • Experience in service contract negotiation and implementation.
  • Event management experience is desirable
  • Budget management experience is essential and experience of financial systems and generating reports and/or previous experience of Maximo (or an alternative CAFM system)

Bid Director

We have a great opportunity for a Bid Director to join our Connected Cities business (street lighting & highways electrical infrastructure). The Bid Director is a key role in our business and has a significant impact on the sustainability of our business.

They must understand our sector and our technologies in order to anticipate and engage with customers at the right time to maximise our chances of winning new work.  Ideally they should have a good network across the industry including with suppliers and sub-contractors so they understand changes in the direction of the industry.

Key activities 

  • Forecast sales for the next 5 years across both the private and the public sector and across different technologies, esp. Local Authority Term Maintenance Contracts, LED replacement projects, Lighting CMS introduction or upgrading, Highway/Motorway Street lighting and Technology packages, Tunnel lighting upgrades, Private Developer Works, EV Charging instal and Maintenance projects and other Smart City opportunities.
  • Monitor actual performance against forecast with a target of £10m of revenue generated in 2024 up to £40m in 2028
  • Maintain accurate reporting of the performance using SalesForce platform
  • Identification of new opportunities and engagement with customers both public and private sector
  • Manage tender processes, including internal governance reviews and risk committees
  • Minimise investment required for BD activities and get these costs paid by customers wherever possible
  • Provide support to other entities within Equans UK (eg Smart Building, Energy, FM) and other business units
  • The BD Director will be required to identify Term Maintenance Contracts that will be coming to market in coming years and to pre-qualify whether they will be split into Highways and Street lighting or be wrapped up into a whole Highways service
  • Tunnel lighting upgrade projects where we may deliver with a partnering sub-contractor given the relatively niche nature of this sector. The BD Director will identify opportunities and work with the wider Connected Cities SMT to build relationships with these sub-contractors

Mobile Electrician

Equans is looking for a Mobile Electrician to join our team working in the Midlands on a permanent basis. This is a full-time role working 40 hours per week. On offer is a competitive salary, company vehicle and benefits package.

What will you deliver?

  • Ensure all PPM is carried out in accordance with the maintenance specification and documented in real time using the PDA to log start/wait/stop completion and travel times with appropriate comments to evidence completion of work.
  • Complete all paperwork regarding PPM, reactive and breakdown works and that it is passed without delay to the contract administrator. Complete supplementary documentation / E-Forms relating to the maintenance task as dictated by your line manager.
  • Update customers CAFM system in real time with start/wait/stop completion times and provide full description of works undertaken, advising of any follow-on works required.
  • Complete all reactive tasks throughout the sites are completed and be proactive in highlighting areas where improvements can be made. Identify and record all plant failures using quotation forms and issue to line manager. This is to be indicated and recorded within the CAFM system.
  • Ensure that plant faults and defects are swiftly remedied to maintain plant in serviceable order. In accordance with the delegated authority with the applicable contract or authorised by the client.
  • Ensure that suitable spares are available to carry out both maintenance and reactive works. To provide parts lists and estimated timescales to carry out remedial works.
  • Undertake Point of Work Risk Assessment (POWRA) prior to starting work evidencing it is safe to proceed. Note any safety concerns using the AIMS system
  • Ensure that Method Statements and Risk Assessments are prepared and used for all tasks 
    undertaken to ensure safe working practices at all times.
  • Ensure the provision of a Safe and Healthy working environment. To always include the wearing of uniform and PPE.
  • To operate a Permit to Work System in accordance with Equans Technical and SHEQ processes and client requirements (or approved client system).
  • Undertake mandatory training and skill related training as required by the business.
  • To develop a good working relationship with all members of Equans Staff, Sub-Contractors and the Client representatives.
  • Ensure the professional image of Equans is always presented to Clients
  • Ensure that all plant rooms under the responsibility of Equans are kept in a clean and tidy condition.
  • Supervising and monitoring of sub-contractors works whilst they are on site undertaking 
    maintenance.
  • Ensure an awareness and compliance to the contractual KPI's/SLA's.
  • Attend site in response to breakdowns or failures of the equipment outside of normal working hours (call outs). Take part in the regional on-call rota.
  • There will be a requirement to work out of hours to fulfil our maintenance commitments of our customers.
  • Undertake regular audits of vehicle / tools to ensure they are in safe working order, including all test equipment is in date
  • Any other task as directed by the contract manager

Key Responsibilities:

As an Electrical Site Supervisor, you'll play a crucial role in ensuring the success of our solar farm construction operations. Your responsibilities will include:

  • Ensuring the safety of all personnel on-site
  • Overseeing daily work activities
  • Managing multiple subcontractors effectively
  • Reviewing and optimizing work schedules
  • Scheduling and maintaining site offices
  • Upholding project availability standards
  • Providing training and ensuring the safety of technicians
  • Effective communication with the management team

In addition, you will be responsible for setting site and individual goals, staying within budgetary constraints, and handling disciplinary actions when necessary. Your role as a field environment role model will ensure that all procedures are followed meticulously.

Qualifications and Skills
Essential:

  • Previous experience in electrical projects in rail, utilities, or the highways sector
  • Electrical trade qualifications (City & Guilds or NVQ)
  • Supervisory experience
  • Familiarity with Cat & Genny equipment
  • Basic computer proficiency, including MS Office
  • SMSTS or SSSTS certification

Desirable:

  • Prior experience in the Solar PV renewable energy industry
  • Familiarity with current solar technology
  • First Aid certificates

Technical Supervisor

EQUANS is looking for a Technical Supervisor to be based in Cardiff Crown Court. This is a permanent full-time role for our HMCTS contracts working 40 hours per week. On offer for this role is a competitive salary and benefits package.

General Overview:
The primary purpose of the role is to supervise and manage a team of static/mobile engineers, making sure that all PPM and Reactive Works are completed in a safe and timely manner and in accordance with the contracted output specifications and EQUANS processes and procedures.
The position is to ensure that all required Building Engineering services as per the Engineering Building strategy is carried out. The position will require you to provide engineering support in emergency situations to ensure business and operational continuity.
Primary regard must be given to Health, Safety, and Environmental and Quality considerations

Impact:   
• Delivery of all specialist engineering services activities obligations under the Contract.
• Plan, deliver and review all aspects relating to the provision of specialist engineering services carried out by internal engineering staff and subcontractors.
• Implement operational policies and procedures in line with our contractual obligations.
• Liaise with all EQUANS Engineers to ensure effective service delivery.
• Support the Regional Tech Manager in the response to customer complaints in line with the Company’s Complaint Procedures.
• Ensure that all specialist equipment /stores are held in safe and secure manner 
• Manage day to day running of the day and/or shift team.
• Act as the first point of contact for all site HR issues.

Complexity:  
• To effectively manage a team of engineers carrying out all aspects of maintenance in accordance with KPIs/SLAs in a safe working manner. 
• As a Technical Supervisor, provide timely support to maintain the highest standard of statutory compliance. Ensure compliance with all legislative requirements in accordance with the EQUANS Environmental Health & Safety policy, quality, sustainability and energy efficiency related standards, including Legionella Management.
• Assist in producing all required documentation to ensure that any incidents are recorded and escalated as per the requirements of the contract, not limited to but including risk management, operational continuity, and operational equipment status reports.
• Act as a Appointed Person / Responsible Person for Technical Disciplines, as required.
• Manage the engineer’s data and job details in accordance with client and EQUANS requirements to ensure that the Computer Aided Facilities Management System (CAFM) is maintained to a current and accurate status to ensure the highest level of operational resilience and completion of works.
• Assist the Regional Technical Manager in the first instance in the supervision of sub-contractors and specialist providers where required and liaise with all other parts of the Project Teams to support project activity.
• Build strong professional relationships with other groups within Engineering Services and the wider EQUANS Group to ensure a common approach is adopted in support of operational delivery and work in collaboration with EQUANS nominated management. 
• Drive effective maintenance policies including adequate and rationalised spares, time-management concepts and techniques and the analysis of complex information, drawing logical conclusions and the develop of sound recommendations. 
• Participate in the 24/7 maintenance cover (including on call rota) of the Building Engineering Services during normal and emergency activities, assisting in the preparation of emergency and contingency plans. Participate in emergency plans and provide written reports as required.
• Proactively manage preventative maintenance and corrective works whilst maintaining the highest level of customer focus.
• Identify and manage a Critical Spares strategy.
• Carry out sub-contractor audits and awareness.
• Manage and co-ordinate all statutory maintenance activities. 
• Account growth i.e. improvement of self-delivery and projects. 
• Supporting specific area team members as required.
• Support and develop the Company Values and develop, motivate and lead the Team to work in partnership with other service teams to promote positive customer relations.

QUALITY/PERFORMANCE
• Ensure KPIs are achieved and reported on. 
• Ensure all necessary paperwork associated with KPI Reporting is completed.
• Carry out joint / independent monitoring of service requirements.
• Monitor performance and productivity of staff including supply chain contractors.

INFORMATION/REPORTING
• Report as and when directed to the Regional Technical Manager in relation to labour, suggesting efficiencies to ensure budget targets are achieved.
• Provide reports as directed by the Regional Technical Manager.
• Prepare reports and audit on specialist sub-contractors.

SHEQ/TECHNICAL COMPLIANCE 
• Act as the focal point and responsible for site H&S management ensuring all RAMS are received and followed correctly.
• Ensure all Technical Appointments are in date for all disciplines. 
• Comply with requests for information from the SHEQ team.
• Ensure you work to company health and safety policy.
• Ensue PPE is safe to use.
• Report accident and near misses in a timely manner.
• Ensure your test equipment is within calibration. 

CLIENT/CUSTOMER
• Develop trusting relationships with all key stakeholders, responding in a timely manner to verbal and written requests.

Qualifications or Required Experience:  
• Multi skilled engineer with a qualified discipline with at least 5 years’ experience
• Team working experience
• Must have the balanced ability to think clearly in extreme circumstances
• Working knowledge of Microsoft Office, including Word and Outlook
• Experience of using a CAFM system
• Good experience and track record in working in Facilities Management
• Good knowledge of building services and legislation.

Service Manager (Soft FM)

We currently have an exciting opportunity within our Facilities department for a Service Manager (Soft FM) to manage our security and helpdesk teams at King's College London in Waterloo.   

This is an excellent opportunity for an individual looking to further their career in FM by gaining experience in a highly professional and corporate environment. 

This is a permanent position working 40 hours p/week, 8 hours per day (rostered for 9 hours with a 1 hour unpaid break) between 07:00 and 22:00, 5 days from 7.

Key Activities:

  • Reporting to the Operations Manager (Soft FM)
  • To assist with ensuring the smooth running of the Security and Administration departments across King’s College London and associated contracts.
  • Assist in managing all aspects of service production and delivery.
  • Participate in the duty pool to ensure all services are covered across the entire week and
    24/7.
  • Co-ordinate staff rotas and schedules to ensure optimum economic and operational coverage is maintained
  • Ensure that the department’s budget and service contract is met
  • Ensure an effective and professional service operating to a high degree of accuracy
  • Assist in the recruitment, induction and ongoing training, development and motivation of staff.
  • Working 40 hours per week, 5 days from 7, Monday to Sunday

Skills & Qualifications:

  • Must have prior experience of supervising / managing security or helpdesk staff
  • Valid SIA licence and CCTV licence are desirable but not essential
  • Essential to have manual handling experience
  • Will have excellent communication skills
  • Will have excellent IT skills, and strong commitment to health and safety
  • Able to demonstrate strong communication and client relationship skills
