Assistant Premises Manager

EQUANS is looking for an Assistant Premises Manager to join our team in Islington on a permanent basis. This is a full time role working 37.5 hours per week. On offer is a salary of £26,228 per annum and benefits package. 

General Overview

To ensure the security, care and availability of the education premises and its furniture, fittings and equipment; to ensure the physical environment of the premises is satisfactory for users; and to promote the efficient use of the Councils assets to support the educational objectives of the establishment and the activities of other site users.

What will you deliver? 

  • Undertake minor repairs such as works in relation to installation/repair/re-fitting and/or adaptation of wall mounted fixtures or fittings requiring the use of manual and/or power tools and proprietary masonry and hollow partition anchors.  These works include light-weight shelving systems, small cupboards, advertising or notice boards, coat hooks, metal or timber bracketing clips, hangers and rails, and sundry items not specified
  • Take responsibility of site security which will include opening up site in the mornings and ensure site is locked and secure with the alarm set at night
  • Supervise the cleaning team on a day to day basis ensuring work is completed to the required standard and any issues are reported to the PM
  • Complete monthly cleaning audits and report any issues back to the PM
  • Movement of furniture and other items as required for things like exams, assemblies and lettings. Accepting deliveries to site and making sure they are tracked and moved to the right area/person within the school
  • Effective temporary repairs or making good repairs to holes or otherwise defective chain link fences by re-stitching/straightening with nylon wire, string or rope
  • Maintain in a sound watertight state joints/junctions in low level rain water fittings by the use of proprietary sealant.  Re-fixing loose or otherwise defective brackets or clips
  • Replacement of defective tap washers, toilet pull cords, toilet syphon’s and sinks plugs
  • Unblocking of sinks and drains, internal as well as in external areas.  Also general maintenance to rainwater covers
  • Taking down curtains/blinds and their re-fixing after cleaning or replacement
  • Minor maintenance work to window fittings by removing excess paint work from sashes and transoms, repairs to stays and greasing or oiling jammed pulleys
  • Undertaking other repairs that are not mentioned but are within the post holders’ competence
  • Some outside working will be required, which may include but is not limited to litter picking, weeding, watering of plants and general site inspections
  • Ensure PPM’s are completed by Premises Team, including; Monthly Tap Temperature Testing, Weekly Outlet Flushing, Quarterly Shower Head De-Scale, Monthly Fire Extinguisher Inspections, Monthly Fire Door Inspections, Weekly Refuge Alarm Testing, Weekly Fire Alarm Testing, Weekly Sprinkler Testing, Monthly Meter Reads, Ladder Inspections, Watering of Grounds.

General Maintenance Operative

Equans is looking for a General Maintenance Operative on a permanent basis for our HMCTS contracts in Manchester - this is a full-time role working 40 hours per week. On offer is a competitive salary and benefits package.

General Overview:

Equans provide technical and soft services to our client HMCTS across a large portfolio of buildings across the UK. As part of the service, we provide low voltage electrical maintenance and installation services, and because of business growth, we are recruiting for additional roles to provide these services for our customer

The primary purpose of the role is to carry out both planned and reactive maintenance on a wide variety of Fabric and limited Engineering Assets, ensuring all activities are completed in a safe and timely manner and in accordance with the contracted output specifications and EQUANS processes and procedures. This includes Legionella control and monitoring activities. Activities will include –

• Inspect/repair floor, walls, ceilings and roofs
• Inspect /repair free standing and fitted furniture
• Inspect/clear drainage and gully systems
• Inspect/replace lamps / tubes
• Inspect/repair doors (Inc. Fire Doors), windows and associated furniture.
• Legionella duties – tap temps and flushing
• Painting, re-decorating and hanging of pictures/signed/notices
• Plantroom inspections and AHU filter changes
• Reactive repairs and initial attendance for toilets, leaks and blockages
• Assist engineering staff in a wide range of duties as required
• Carry out reactive / Ad-Hoc activities – being the first response on site, and where appropriate taking immediate action to make safe
• Escorting contractors

Main Responsibilities:

  • Ensure that reactive tasks throughout the sites are completed and be proactive in highlighting areas where improvements can be made.
  • Ensure that suitable consumables are available to carry out both maintenance and reactive works. To provide parts lists and estimated timescales to carry out remedial works.
  • Ensure that all relevant paperwork/CAFM is completed regarding planned and reactive activities and that it is passed without delay to the contract administrator.
  • Ensure that Method Statements and Risk Assessments are prepared and used for all tasks undertaken to ensure safe working practices.
  • To develop a good working relationship with all members of Equans staff, subcontractors and the client representatives.
  • Ensure the provision of a Safe and Healthy working environment. To always include the wearing of uniform and PPE.
  • Ensure the professional image of Equans is presented to clients at all times
  • Ensure that all plant rooms under the responsibility of Equans are kept in a clean and tidy condition.
  • Supervising and monitoring of sub-contractors works whilst they are on site carrying out associated Fabric tasks
  • To arrange and provide holiday and sickness cover at short notice and be flexible in their working patterns.
  • To undertake lone working when and where required, subject to passing satisfactory training.
  • Ensure assigned tasks are actioned and completed as appropriate.
  • Ensure an awareness and compliance to the contractual KPI's/SLA's.
  • Ensure CAFM system, e.g. Maximo, is kept up to date and that PPM and reactive tickets are closed out with accurate data captured.
  • To carry out any other task as directed by the account management team.
  • The position will require you to provide support in emergency situations to ensure business and operational continuity.

• Respond in a timely manner to verbal and written requests
• Production of information for quotations

Helpdesk - PPM

• Support the Helpdesk as required when reporting or updating planned and reactive activities
• Be available for out of hours call-out support for the contract if required

Compliance

• To gain Technical Appointments as required e.g. LVCP and Water Hygiene CP to permit Lamp changing and L8 activities e.g. tap flushing
• Produce Condition / Dilapidation Reports as required for fabric assets
• Ensure supervisor is informed immediately if dangerous circumstances occur

SHEQ

• Comply with requests for information from SHEQ manager
• Ensure you work to company health and safety policy
• Ensue PPE is safe to use
• Report accident and near misses in a timely manner
• Ensure your test equipment is within calibration
• Ensure you follow Method Statements & Risk Assessments for all works

Impact:

Working to high standard of service, we require a fully reliable and competent Handyman/Fabric Tech who can work on own initiative, within a team or oversee subcontractor’s, producing good quality reports on their findings and work. The role will involve being the face of EQUANS so smart appearance and being able to discuss findings with others including customers is required.

Complexity: 

The successful candidate will have the ability to work unaided and build rapports with end users and customers, promoting ENGIE’s values.

Have an excellent knowledge of carpentry, plumbing and/or painting/decorating techniques.

Have an eye for detail and be conscious of quality standards.

Qualifications or Required Experience:

Qualifications

Desirable to have an NVQ (or similar) in one of the below –
• Plumbing
• Carpentry
• Decorating services

Experience

Demonstrable experience in either carpentry, painting, plumbing or flooring in a construction, repair or maintenance environment. Good knowledge of Fire Door maintenance and inspection techniques.

Understanding of Legionella control techniques e.g. tap flushing

SHEQ Manager

EQUANS are recruiting for a SHEQ Manager to be based in Cheshire CW7. This is a permanent full-time role working 37.5 hours per week. On offer is a salary between £45,000 - £50,000 per annum plus bonus and benefits package.

Purpose

The main purpose is to ensure, in conjunction with the regional Head of SHEQ and local MD’s that adequate arrangements are made within each service provision for the effective implementation and operation of ISO standards and systems.  The Manager will also ensure that all resources either internal or outsourced are used effectively to support the business.  To understand, adhere and implement the company SHEQ policy / strategy, and ensure all those reporting to you do the same.

What will you deliver?

  • Ensure equal SHEQ support is provided across all two service areas
  • Efficient management of resources allocated to the division.
  • Ensuring that data with regards to SHEQ performance is effectively captured and analysed to enable improvement plans to be developed and implemented
  • Work with operational teams across northern region to construct, implement and achieve standardisation
  • Providing support and guidance to the region on technical, legal and other issues as required.
  • Proactively working with operational teams during the project lifecycle to ensure that SHEQ is considered at all stages and that relevant control measures are identified
  • Assisting the business with the implementation of the ISO standards and systems
  • Monitor and manage SHEQ systems relating to the region
  • Undertaking ‘active’ monitoring and auditing, providing feedback via the company’s reporting system
  • Highlighting areas where poor practice and/or significant risk have occurred.
  • Manage incidents and the coordination of detailed factual reports identifying root causes and recommendations for improvement
  • Producing management reports detailing levels of SHEQ performance and other such information as required
  • Ensuring that any incident that falls within the scope of RIDDOR is reported to the HSE
  • Ensuring that any incident that is deemed to have posed a significant risk to the division or is reportable under RIDDOR is fully investigated and reported to Regional Managing Director
  • Assisting the individual service Directors with the implementation of the ISO standards and systems
  • Dealing with the HSE, the Environment Agency, insurers and other bodies in the event of a major incident or as required.
  • Managing responses to insurance claims relating incidents with the region they cover.
  • Working with the Individual service Directors on the development and implementation of local strategies for improvement
  • Work alongside broader Northern SHEQ team to produce trend analysis with regards to good and bad practice, near misses, dangerous occurrences and incidents.
  • Any other reasonable management request

Vos principales missions :

Job Summary:

Under direction of EQUANS Services and PHSD, the Facility Manager will perform oversight of several Public Health facilities in the Greater Sudbury and Manitoulin districts, as well as diverse manual tasks relating to building maintenance and operations. The primary work location will be 1300 Paris St, Sudbury.
The Manager will need to work in several public health facilities in Sudbury and will need to travel between them using their personal vehicle.
  
 

Responsibilities: 

Preventative Maintenance

  • Perform preventative maintenance routines within defined Service Level Agreement as assigned by the CMMS. Input observations, comments and tasks performed in completing each assignment. 
  • Monitor and maintain the facilities to provide comfort and security to all occupants.
  • Execute preventative maintenance activities such as HVAC filter changes, replacement of V-belts, apply lubrication, and cleaning of components.
  • Conduct daily inspections of building equipment to ensure proper operation and note any abnormalities for resolution.
  • Conduct facility interior and exterior inspections daily.
  • Review the building automation system daily to ensure all space temperatures are within operational standards and make necessary adjustments.

Corrective Maintenance

  • Monitor the service request portal for client submitted requests and address based on priorities.
  • Support in small projects and minor repairs, such as patching and painting, tiling, flooring, door hardware, minor plumbing, and electrical repairs, (non-energized), carpentry and furniture moves.
  • Coordinate more significant repairs with external contractors as necessary.

External Contractor Management

  • Coordinate subcontractor’s activities as required and ensure all work is performed safely and to meet defined expectations.
  • Coordinate all work to minimize impact to client business operations.
  • Ensure all regulatory and code required inspections are current and valid.
  • As required, develop relevant scopes of work, and obtain quote(s) from external contractors.
  • Act as a client representative in dealings with external agencies, contractors, authorities, and internal employees.
  • Communicate with landlords of leased spaces as needed in support of PHSD.

General duties

  • Establish and maintain a safe work environment.
  • Meet regularly with client representative(s) to update progress, seek approvals for additional work, plan for upcoming tasks.
  • Respond to emergency situations and resolve using best methods. Provide prompt communication to client representatives.
  • Maintain stock of common consumables and tools required for operations.
  • Respond to minor janitorial requirements.
  • Understand and support the values of both EQUANS and PHSD in daily interactions with staff and community members.
  • Travel to other local PHSD sites as required to support leased operations.
  • Complete the documentation of all work orders in the CMMS using a mobile device.
  • Provide on-call response outside of normal working hours as required.
  • Demonstrate organizational skills and the ability to plan effectively while executing all work Always demonstrate professionalism.
  • Completes other tasks required by the immediate supervisor. 
     

Requirements:

  • Relevant degree or diploma combined with demonstrated experience in a similar field of work. 
  • A minimum of 7 years building maintenance experience in a variety of commercial and/or institutional facilities.
  • Experience in a healthcare facility is considered an asset.
  • Experience in coordinating and managing subcontractors.
  • Be familiar with building operations including but not limited to, building envelope, HVAC, automation systems, mechanical, plumbing, life safety, electrical, emergency power.
  • Able to interpret and operate a building automation system (BAS).
  • Familiar with MS Office suite – Word, Excel, PowerPoint primarily.
  • Able to use handheld portable devices to process work orders within computerized maintenance management system (CMMS).
  • Able to move and lift loads. The candidate needs to satisfy the physical activities of the job.
  • Able to use hand and power tools and other equipment, as necessary, to complete assignments. 
  • Ability to pass all background checks and security screenings. 
  • Valid Driver’s License and access to a reliable vehicle.
  • Available for emergency response as required.
  • Perform all tasks in a safe, organized, and efficient manner.

QEH - Maintenance Assistant (Water)

EQUANS are looking for a Maintenance Assistant (Water) for our QEH contracts in Birmingham. This role would be a permanent full-time role working 37.5 hours per week. On offer is a competitive salary and benefits package.

General Overview:
MA’s will carry out fault finding and repairs within their skill set. Supervisors and managers will support and offer guidance and instruction for more complex faults.

Impact:
Maintenance Assistants (MA) has an impact on the successful operation of the contract through delivery of maintenance in line with the service standards. Service delivery will be issued via the Helpdesk or line managers. MA’s will not control budgets will be able to raise orders but not able to approve orders.

Complexity:
• Interpret and work from all instructions, drawings, and specifications appropriate to his/her skill level, without supervision.
• To perform a wide range of work to his/her skill level. e.g., lamping, unblocking toilets, minor painting, assisting when carrying out fire alarm system testing, fault-finding on non-complex equipment and assisting in electrical/plumbing/building installation work.
• To manufacture, assemble and install new work as appropriate to his/her skill level.
• To understand the general working of the hospital's Estates Department, so that work can be carried out in the most efficient manner and be pro-active in developing new ways of working.
• To use all relevant tools and equipment as appropriate to his/her skill level.
• Requirement to learn new techniques with training, as necessary. This may include for example Procedures for releasing trapped persons in lifts and Statutory requirements for ladder inspections.
• To understand fully the inter-relationship between various maintenance crafts.

• To be knowledgeable of and to work to the codes of practice, Health & Safety Regulations, and all safety rules both Trust, Departmental and Statutory.
• To maintain workshops and working environment in a clean, tidy, and safe condition.
• To unblock macerators, toilets, urinals, and sinks etc. Repair internal and external drainage systems. Using Personnel Protective Equipment to prevent exposure to un-contained body fluids.
• Assist in the moving of heavy loads, plant, equipment, and furniture as required.
• After appropriate training work off tower scaffolding, ladders, step ladders and within confined spaces.
• Frequent requirement to exert intense physical effort for several short periods during shift.
• To be always contactable by radio to receive instructions, this can involve frequent interruptions to work patterns.
• To be progressively and suitably trained and pass knowledge gained to others.

Qualifications or Required Experience:
• Previous appropriate working experience or training, in skills development, including the safe use of tools and equipment.
• Experience in a building maintenance or industrial environment.
• To apply the application gained through experience in dealing with a range of work procedures and practices some of which are no-routine.
• Able to work as part of a team.
• Able to record information accurately e.g., log sheets, list of material requirements.
• Ability to use hand tools, associated trade tools, equipment and machinery for maintenance, repair, and minor improvement/new work to required standard.
• Able to read, interpret and understand written instruction
• Understand requirements of working in an environment similar to that found in health care premises

Polyvalent, vous êtes également chargé d’assurer l’entretien et le dépannage (hydrauliques, électriques, asservissements) des réseaux sprinklers et RIA de nos clients ainsi que de rédiger les rapports détaillés. 

 Votre profil :

De formation technique (CAP à Bac pro) ou d'une expérience spécialisée dans le sprinkler, la tuyauterie industrielle, le CVC ou la plomberie, vous justifiez d’une expérience réussie dans le suivi de travaux ou de contrats de maintenance.

Vous maîtrisez impérativement les techniques de montage, la lecture des plans et les normes « métiers » en vigueur.

Autonomie, capacité d’adaptation, et disponibilité sont des atouts essentiels pour réussir dans cette fonction qui implique également une forte aptitude au management d’équipes de terrain.
