Technical Services Manager - Mechanical

Equans is looking for a Technical Services Manager ( Mechanical ) to join our team in the Royal Blackburn Teaching Hospital on a permanent basis. This is a full time role working 40 hours per week. On offer is a competitive salary, bonus and benefits package.

Based at Royal Blackburn Teaching Hospital the Technical Services Manager will be responsible for the technical performance and maintenance of standards on the contract.

What will you deliver?

Ensure compliance with all statutory and company procedures across the stakeholder groups, ensuring effective maintenance strategy is in place for mechanical department to minimise breakdowns and downtime through a proactive approach and attitude.
Provide guidance to others on site, showing technical expertise in the Mechanical and Electrical systems and ensure competency, training and development of team.
Ensure appropriate and compliant solutions and efficient customer service delivery.
Management of a mechanical bias workforce and assist in the management of other disciplines as necessary.
Work with the relevant operational leads to ensure the service delivery across the full range of services is continually improving.
Lead the Technical Services Supervisor in the management and engagement of the operational staff.
Ensure all planned maintenance tasks are completed on time, reactive works are effectively managed and reduced in volume/duration.
Implement innovation in more effective maintenance strategies.
Update record drawings and Operations and Maintenance manuals.

Mobile Mechanical Engineer

Equans is looking for a Mobile Mechanical Engineer to join our team on the Wheatley contract based from Bellshill on a permanent basis. This is a full time role working 40 hours per week. On offer is a competitive salary and excellent benefits package.

What will you deliver?

Carry out scheduled planned preventative maintenance tasks on the site’s equipment
Respond/repair any reactive calls.
Carry out Installation work and complete appropriate Certification
Survey additional works requested by the client, preparing the information/costs for the local admin to produce quotations.
Sub-contractor control – including inductions, supervision, reviewing risk assessment & method statements, issuing work permits.
Complete all statutory and non-statutory PPM
Identify maintenance needs and produce technical reports on equipment.
Be available to respond & repair any reactive calls raised through the Helpdesk.
When requested, be available for emergency call-outs.
On reasonable request be available to work overtime to accommodate business requirements.

Technical Supervisor

Equans is looking for a Technical Supervisor to join our team in Stoke on Trent on a permanent basis. This is a full time role working 40 hours per week. On offer is a competitive salary, paid overtime and benefits package.

You will be responsible for the performance of EQUANS engineers / sub-contractors and maintaining EQUANS and industry standards within the Stoke Schools PFI contract. To provide advice, guidance and support to both client and engineering teams to ensure appropriate and compliant solutions and efficient customer service delivery.

What will you deliver?

Day to day management of Planned Preventative/Reactive Maintenance, ensuring the estate remains statutory compliant as well as day to day organisation of the engineering staff in order to meet the contractual agreement.
Client liaison - providing effective communication to the client and the schools within the contract.
Overall management of permanent, temporary and contract engineering staff.
Management and control of maintenance operations across the contract.
Report on service management in association with contract terms and conditions.
Ensure all jobs are managed within budget of the contract, and provide technical support for the submission of extra works / quotations.
Ensure all technical elements of the contract meet the client’s requirements.
Management of Sub-contractors.
Assist in the preparation of emergency and contingency plans
Maintain records appertaining to the PPM schedule, ensuring the estate remains statutory compliant.
Oversee all contract activities, both maintenance, reactive and projects and ensure all safety aspects are managed and monitored in accordance with site procedures and requirements.
Undertake tasks associated with staff during peak workloads and provide holiday and sickness cover.
Staff supervision including all full-time, part-time, sub-contractors and specialist providers.
Take ownership of the client’s needs and pursue effective communications with the customer in order to build a stable relationship.
Be proactive with regard to preventative maintenance and extra works.
Operate Equans QA procedures and maintain clear and legible records as required.
Be available to attend or manage emergency call-outs and provide written incident reports as required.

Montage Technicus

Equans ontwerpt en fabriceert vanuit de eigen productielocatie in Nieuwe Pekela onder meer leidingwerk en specialistische apparaten zoals afscheiders, tanks, kolommen, warmtewisselaars, reactoren en proces-skids.

Jouw uitdaging?

Ben jij trots op het werk dat jij doet en vind je het gaaf om jouw leidingen en apparaten te zien bij verschillende opdrachtgevers en verantwoordelijk te zijn om de reguliere storingen op te lossen, rekening houdend met het effect op het productieproces?

Dit ga je doen als Montage Technicus (Pijpfitter).

Als montage technicus ben je verantwoordelijk voor het inmeten, fitten, bouwen en monteren van leidingwerk en/of apparaten in verschillende staalsoorten, RVS- en nikkel legeringen. Het kleinere leidingwerk wordt met TIG en/of MIG lassen samengesteld. Je voert deze werkzaamheden zelfstandig uit aan de hand van een technische tekening.

Je takenpakket als Montage Technicus bestaat uit het:

Zelfstandig inmeten, prefabben en afwerken van leidingwerk en/of apparaten
Werken aan keurleidingen, drukvaten en warmtewisselaars
Vervaardigen en lassen van skids, pompsystemen, koelers, heaters en tankjes volgens specificatie en richtlijnen
Uitvoeren van preventief en correctief onderhoud aan (productie)installaties en randapparatuur, met name tijdens de productiestops
Vastleggen van relevante informatie over de uitvoering van verricht onderhoud, inclusief uren en verbruik van materialen, alsook de waarnemingen over de feitelijke technische staat van installaties in daartoe bestemde systemen

Je hebt MBO-werk- en denkniveau en een opleiding in een technische richting, bijvoorbeeld Werktuigbouwkunde of Fitter

Dit ga je doen

Als Allround Beheertechnicus bij Equans ben jij samen met het team verantwoordelijk voor de continuïteit van de gebouw gebonden installaties van EPO. Van lucht- en klimaatbeheersingsinstallaties tot aan riolering, lichtinstallaties, WKO-installaties en gasvoorzieningen. Jou allround technische kwaliteiten komen hierbij dus goed van pas! Jij bent letterlijk onze oren en ogen op deze locatie. Dus ook bij het:

verhelpen van storingen en het uitvoeren van controle rondes
beoordelen van diverse technische installaties en hierbij rapporteren op afwijkingen
doen van kleine (onderhouds)klussen en zorgen voor preventief onderhoud
rapporteren aan de klant en aan collega’s. Helder en gestructureerd

Jouw werkomgeving

Equans heeft de verantwoordelijkheid voor het technisch beheer en onderhoud aan de gebouwen van EPO, die zich bevinden tussen Den Haag en Rotterdam aan de A4. Het opvallende glazen gebouw bestaat uit 26 verdiepingen en heeft een lengte van 156 meter. Samen zorgen we voor een veilige en betrouwbare omgeving.

Dit ga je doen als beheertechnicus

Als beheertechnicus bij Equans voer je werkzaamheden uit aan gebouw gebonden installaties bij onder andere kantoren, gemeenten, productiebedrijven en zorginstellingen. Je krijgt opdracht om het geplande onderhoud uit te voeren of om een storing aan deze installaties op te lossen. Daarmee zorg jij er meteen voor dat de nieuwe en bestaande installaties voldoen aan de geldende wettelijke bepalingen en kwaliteitsnormen. Daarnaast ben je ook veel aan het organiseren en beheren. Je hebt veelvuldig contact met de klant. Binnen de kortste keren weet jij de juiste wegen te bewandelen om je werkzaamheden zo efficiënt mogelijk uit te voeren.

Bij alles wat je doet, haal jij het beste uit jezelf. Dus, naast bovenstaande, ook bij:

Het zelfstandig uitvoeren van diverse service- en beheerwerkzaamheden binnen verschillende disciplines van de elektro- en installatietechniek;
Het beheren van de assets van de klant en ervoor zorgen dat de staat van onderhoud overeenkomt met de gemaakte (contractuele) afspraken met de klant;
Het zorgen voor vervanging of uitbreiding van de bestaande ET en WT (HVAC) installaties;
Het eventueel uitbesteden van werkzaamheden aan onderaannemers;
Het goed letten op de veiligheidsvoorschriften en kwaliteitsnormen en het binnen de gestelde tijd afronden van de werkzaamheden.

Summary

Reporting directly to the Facility Manager, the Building Operator will respond to all maintenance and building system work order requests and perform all regulatory, demand and routine maintenance to ensure a consistent level of building performance. The Building Operators provide leadership and guidance in all areas and includes operational management, safety, efficiency and environmental standards. This position involves shiftwork between days, afternoons and nights on a rotation basis to meet the demands of the facility’s 24/7 operational requirements.

Description

Ensure the execution of all preventative and demand maintenance tasks as prescribed on all equipment and systems;
Work closely with occupants, contractors, and other building operators to ensure safe efficient building operation;
Ensure all health, safety, and security procedures are adhered to onsite including areas of concern, are reported to the appropriate parties in a timely manner to limit exposure to liability and loss;
Make sure all aspects of the building operations including but not limited to BAS, VAV, HVAC, Mechanical, Plumbing, Life Safety, operating systems and equipment are operated and maintained in a safe manner and in compliance with all applicable codes and regulations;
Conduct inspections/tests on all site mechanical, HVAC systems, generators and related equipment;
Take daily/weekly/monthly required meter readings of all major equipment including but not limited to: air supply temperatures, water temperatures, pressure readings, water meter, gas meter and electrical meter. Document and report irregularities in readings to management;
Maintain, repair, troubleshoot, and implement solutions; air handlers, VAV boxes, and all associated heat exchangers, pumps, controls and monitoring;
Assist in testing fire protection equipment and systems at recommended intervals for proper operation in order to meet legislative and P3 requirements to ensure customer and occupants safety, record inspections and findings;
Assist in conducting required fire drills;
Ensure service contractor and visitors are wearing site required PPE, adhering to site safety protocols and contractors are adequately supervised when on site;
Respond to occupant concerns in a timely manner and assist in solving problems as required within contractual requirements;
Record and report services performed in CMMS system;
Conduct preventative maintenance checks of all areas including: interior, exterior, snow melt walkways, roof inspection conditions and report findings;
Maintain shop/equipment inventory;
Assist Facility Manager in the preparation of building operating budget relating to the equipment and inventories;
Responsibility for mechanical equipment orientation start up, monitoring, and efficient operation;
Respond to requests from clients, assign trade/operator in a timely manner;
Read and interpret drawings and control schematics;
Comply with company policies and procedures at all times and ensure building standards and efficiencies are maintained;
Complete all other tasks required by his/her immediate supervisor, including but not limited to respond and assist in seasonal building requirements and other tasks as instructed including, but not limited to painting, cleaning, snow removal, landscaping.

Requirements

College Diploma, Trade Certificate or equivalent;
Building Environmental System (BES Class I & II) Certification;
Mechanical/Building Automation background;
Must have plumbing experience;
Minimum five (5) years relevant Canadian experience in a similar position in hospitals, healthcare or public facilities;
Experience in operation and maintenance of complex building systems, including VAV, HVAC systems, Mechanical systems, Controls and Plumbing;
Computer literacy and MS Office computer skills;
Knowledge of computerized maintenance programs (CMMS);
Must have experience with operation and maintenance of all HVAC, Steam, Water systems, ADOs, Pneumatic Tube Systems in healthcare or public facilities;
Ability to pass all background checks and security screenings;
Must provide full immunization records including required vaccinations for COVID 19.

Dit ga je doen als werkvoorbereider KSW

Met innovatieve technische, digitale en duurzame oplossingen helpen we opdrachtgevers binnen de utiliteit, industrie en overheid. In deze rol zorg je voor een optimale organisatorische voorbereiding en begeleiding van uiteenlopende modificaties. Op deze manier kunnen kwaliteit en kosten worden gewaarborgd en werkzaamheden efficiënt en effectief worden uitgevoerd. De modificaties zijn projecten die vanuit onderhoud (correctief en preventief), of vanuit een klantrelatie worden gegenereerd. In deze rol ben jij degene die ervoor zorgt dat de werkzaamheden gerealiseerd worden, van aanvraag tot oplevering, dat wil zeggen dat je dus ook zelf de klussen opneemt op locatie en een kijkje neemt wanneer alles tiptop in orde is.

Jij kunt als geen ander een goede inschatting maken van de benodigde materialen en uren en daar waar nodig vraag je offertes aan bij toeleveranciers/derden. Je calculeert zelf de offerteaanvragen en verwerkt dit tot een passende aanbieding. Na opdracht van de klant bereid je het werk voor, plan je de monteurs in, bestel je de benodigde materialen en neem je jouw klant mee in de planning. Ondertussen houd je de administratie bij en bewaak je de kwaliteit en het kostenplaatje van de verschillende klussen die je onder handen hebt.

Dit breng je mee

Om een goede invulling te geven aan deze functie ben je bekend met utiliteit en lichte industrie, en dan de gebouwgebonden installaties.

Verder heb je:

een afgeronde technische MBO opleiding niveau 4 richting installatietechniek
enkele jaren ervaring in een soortgelijke functie binnen de utiliteit
goede communicatieve vaardigheden en je staat stevig in je schoenen
talent voor plannen en organiseren, dit gaat je goed af en je weet de juiste prioriteiten te stellen
sensitiviteit, integriteit en resultaatgerichtheid hoog in het vaandel staan
